SHORT TERM RENTAL AGREEMENT This short term rental agreement is made between Adam Lynch, the owner of Rosie Roo Ridge cabin and Guest as of the electronic acceptance date of this booking. By accepting this booking both parties hereby agree as follows: -Terms of the lease: rental period begins at 4pm on check in date and ends at 10 am on check out date on the reservation. -Must be 25 to book. Children under 18 must be accompanied by a parent of legal guardian -10 guest maximum. Violation of this occupancy limit will result in forfeit of payments and deposits and eviction. -Only registered guests are allowed to stay, please book for the correct number of people in your group. Any person on the property is the sole responsibility of the guest. -Security camera disclosure For your safety and ours, there is a security camera that automatically records audio and video of the exterior of the property. There are no cameras inside the house. -Guests should not create excessive noise. Quiet hours are from 10pm-8am. IF YOU PLAN TO PARTY DO NOT BOOK THIS CABIN. -The premises are not professionally “childproofed”. It is the renter’s responsibility to ensure the safety of minor guests. -The pack n’ play and baby gate provided is use at your own risk. Please bring your own sheets for pack n’ play. -Max parking for 4 vehicles - NO pets! IF you sneak in a pet you will be charged and additional $300 and be asked to leave. This is in consideration of our guests (and family) with animal allergies. -No smoking allowed inside the cabin. If you smoke inside you will be charged $300. Smoking is allowed in driveway only. Do not throw butts on the ground. No illegal drugs or firearms allowed on property. -We provide a starter kit of toilet paper, paper towels, trash bags, olive oil, and salt/pepper. You will likely need to buy more. Soaps, toiletries, condiments, zip locks, and coffee/filters are not provided. -We provide propane grill we do our best to keep the tank filled, but if it runs out during your stay you will need to get it refilled, but we will reimburse you for this. -Garbage/trash must be in a bag and placed inside the trash cans in the bear boxes outside. Trash outside including in your car attracts hungry bears! -We are in the woods you will likely see and hear animals. Animals, especially bears, are dangerous and you should stay away from them. -The fireplace is shut down April 1 to October 1. Any unauthorized fires (including candles) you will be charged 150$. The fireplace is gas burning. Please do not throw any kind of paper other combustibles in the fireplace. -Unless there is an emergency, we do not send maintenance to the property during you stay. If you see anything that needs attention, please let us know so we can get it fixed after your stay. -There is no daily housekeeping. Linens and bath towels are included in the unit. We do not permit towels or linens to be taken from the units. -The hot tub is for guests 25 and over only. Alcohol is not allowed near the hot tub. You are not allowed to use hot tub if you have consumed alcohol or are pregnant. When using a hot tub there are certain health risks associated with its use. Use the hot tub at YOUR OWN RISK. Our housekeepers drain, sanitize, refill, and replenish chemicals in all tubs prior to your arrival, therefore it may not be warm until later that evening. DO NOT STAND ON HOTUB COVERS. They are for insulation and not meant to support weight. If you break the cover you will be charged for a replacement. Remember to leave on cover when not in use so tub will stay warm. -The cabin is on a private well it is recommended to bring bottled water to drink. -The cabin is on a septic system. DO NOT FLUSH ANYTHING OTHER THAN TOILET PAPER. Do not flush feminine products. If it is found that you flushed feminine products or anything other than toilet paper and clog the system you could be charged damages up to $1000. -No late check out or early check in. If you arrive early or depart late there will be a 50$ charge per. Check in/out times give our cleaners adequate time to properly clean cabins. -NO refunds for weather/natural disasters//power outages/ or other acts of God that are beyond our control. - All of the units are privately owned. The owners are not responsible for any accidents or illness that occurs on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables for the guest. By accepting the reservation, it is agreed that all guests are expressly assuming risk of any harm arising from their use of the premises or others they invite to use premise. -Keep the property and all furnishings in good order moving or removing any items from the cabin is not permitted. Neighborhood

The gated community of Oldham Springs feels like you are in the middle of nowhere, but still close to everything. It takes about 15 minutes to get to either PF or Gatlinburg. We are in the mountains and the roads getting to the cabin can be windy and steep. While the roads are paved it is possible during inclement weather you may need 4-wheel drive. Despite the cabins awesome location cell service may be limited depending on your provider. Gatlinburg: 8 miles Pigeon forge: 7 miles Cades Cove: 38 miles Clingmans dome: 38 miles Dollywood: 7 miles

Guest access

Fully automated with smart key pad entry. The day before you arrive we will message you check in details with address and key code. There is no reason to meet for keys just show up and use the code that was provided. Guest communication: This cabin is family owned and operated. We are regular people with jobs just like you 😊. If you have any issues or concerns during you stay we are happy to help. We are not local to the cabin, but we are available on the air bnb platform from 10am-6pm EST.
